With Summer upon us, the Culture Committee at Watkins Landmark has scheduled several of our most popular annual outdoor events for our employees. In July, we will have our Company Picnic at Moonlight Beach in Encinitas. Followed by our annual Day at the Races held at the historic Del Mar Thoroughbred Club. First up, was our fishing trip chartered out of Fisherman’s Landing last weekend. While no one caught anything worth mounting above the mantle, our employees still had a great time. More highlights from our fishing excursion are featured below in the Culture Section of our Newsletter.

This month’s newsletter contains an article on a current project, a new project award, and our culture section. The first article is on our Soapy Joe’s Car Wash project in El Cajon. Our second article is on our recent project award for the Logan Avenue Apartment Buildings. As stated above, our Culture Section features our annual fishing outing.

Soapy Joe’s El Cajon Update

Just shy of a few weeks away from opening, Soapy Joe’s in El Cajon is reaching the finish line. Our Superintendent on-site, Flynn Grace, provided the most current update on the project.

For background reference, this Soapy Joe’s is located in a prime spot of the city of El Cajon. This 3,200 sq ft. carwash sits on a 30,000 sq ft lot. This site includes 20 vacuum stations, 2 entry pay-stations, and is equipped with today’s eco-friendly technology, modern water reclamation system, and biodegradable products that are sustainable to the environment. Soapy Joe’s has been in business for over 10 years, has more than 20 locations and counting. Their daily average guests at most locations are about 400-500 cars, and this will be our fourth time partnering with Soapy’s.

Our scope of work was to demo and renovate the existing carwash/gas station site. We went to work on widening and renovating the existing carwash tunnel, reutilize and expand the existing snack bar to the new equipment room, restrooms, storage, Unimac room, breakroom, and electrical room. Then we were to renovate the exterior face with new stucco, metals, and paint throughout. Lastly, we were to upgrade the electrical service and system and remove and replace site concrete/asphalt throughout the property and build a new trash enclosure, while removing and replacing two driveways. Along with installing a brand new bioclean system.

The current focus is on the carwash tunnel interior, “that’s going to be done through a different subcontractor that was chosen by the owners. Right now, we’re at the point where it’s all just phasing and controls with a lot of power coming in. We’re just now getting the finishing touches on electrical, which will finish the exterior.” said Grace. The signature Soapy Joe’s signs are going up and customers are anxiously anticipating the grand opening.

Watkins Landmark continues to be blessed with the partnership that we have formed with Southern Cross Property Consultants over the years, and we will continue to uphold their values and reflect it in our work.

The project has a completion date of mid July 2022. The Project Management team consists of Obhi Dewan (Project Manager), Flynn Grace (Superintendent), Jose Ramirez (Project Engineer) and Lisa Karp (Project Coordinator).


New Project Awarded: Logan Ave Apartments

Watkins Landmark has been working on the Logan Avenue project since August of last year, 2021, by providing Pre-Construction Services and looking forward to breaking ground by the end of July 2022.

To name a few of our precon services provided for this project, these range from developing a full specifications/materials schedule, applying value engineering ideas, cost controlling, creating a logistics plan, scheduling, budget updates based on design and local market changes, coordinating with subcontractors for MEPs (Mechanical, Electrical, Plumbing) and underground utilities as well as weekly meetings with the owner for project status updates.

Our hands-on assistance to the client along the design of this project, by PQ Design Studio Inc., has allowed for a smoother transition going into construction, and hand-off to the project management team lead by Project Manager – Belén Tillett.

Logan Avenue will be an 8-unit apartment complex, consisting of 4-structures with 2-stories each. These duplex units will be available for rent once the project is completed in February 2023.


Culture Section: Let’s Go Fishing!

This past Saturday our Watkins Landmark team went an early morning fishing trip chartered out of Fisherman’s Landing. While no one landed a lunker (some of our catches would have been comfortable in your home aquarium), you can tell by the pictures, everybody had a fun and relaxing day.
