Watkins Landmark’s February 2022 Newsletter

Our Niche Is We Don’t Have a Niche!

Hello,

Dennis & Jody PaintballWith construction underway at the Arena Califino, the future home of the San Diego Sockers, Watkins Landmark is hitting its stride early in 2022. In addition to building San Diego County’s newest Arena, both our Bonita Glen and Rising Sun apartment complexes are being built at an aggressive pace, phase 1 of the 3 phase Pomona Ranch Plaza project is progressing nicely, the City of El Cajon has finally authorized us to continue building the Soapy Joe’s Car Wash. We are also concluding both the foundational phase of our United Methodist Church of Vista Building Addition project and our latest project at the Hotel Del. Suffice to say, we are at our busiest level since pre-pandemic.

This newsletter contains articles on our Pomona Ranch Plaza and Spring Street projects. Our Culture Section provides some entertaining pictures of Watkins Landmark’s day at the Paintball Park. I will spare you the welt pictures taken after the paintball matches.

Thank you for all of your comments and suggestions for our newsletter over the years. We truly try to incorporate the best of your remarks into our periodical. You can always click on my name and email me at Jody James Watkins with any observations or critiques.

Sincerely,

Jody James Watkins

The Three Phases of the Pomona Ranch Plaza Project

By Keagen Fritz, Assistant Superintendent

Watkins Landmark Construction continues to make headway through phase one of our multi-phase Pomona Ranch project. The project is broken up into three distinct phases.

Phase one, totaling over eight million dollars in work, consists of the recently completed Public Storm Drain line and the ongoing Wet/Dry Utilities installation both on-site and off-site. Other ongoing phase one work includes our Rio Rancho street improvements, Rancho Camino street improvements, and Pomona Ranch City water improvements. On-site shoring (both temporary and permanent), retaining walls, and mass grading for future phases will follow shortly. The duration for this first phase is approximately 19 weeks.

Phase two, valued at 37 million dollars, includes the mixed-use building. A six story wood-framed apartment building with a concrete slab on grade underground parking structure. The building will have 147 units ranging from studios to two-bedrooms and the underground parking will have 208 spots with electrical vehicle charging stations. Finally, phase three will conclude the project with the construction of a wood-framed six story Hyatt Hotel. The hotel will have 215 rooms on floors two through six, with common amenities such as a fitness center, cafe bar/market, gallery, business center, dining, and several ballrooms on the first floor.

The site rests on a decommissioned landfill, which creates a more complex environmental situation. We have continual monitoring by way of underground wells installed throughout the site, specific Hazwoper training, and relevant logistical plans to best operate and build in such sensitive conditions. The practices put in place have created a methodical and diligent construction process that is flourishing as we move through the project. The Project Team includes Eric Mudge (Senior Project Manager), Tom Hanrahan (Superintendent), Keagen Fritz (Assistant Superintendent), Ruben Bravo (Senior Project Engineer), Obhi Dewan (Assistant Project Manager), Molly Watson (Sr. Accountant), and Lisa Karp (Project Coordinator).

Rising Sun (Spring Street) Apartment Building Project in La Mesa

By Marco Pena, Assistant Project Manager

Our Rising Sun project is a 49 unit apartment complex with a podium type structure located on Spring Street in La Mesa, owned by GenProp, LLC. The project is under the leadership of Thomas Edmonds and Jake Reynolds.

The project is set to be completed by the end of this year, and the architecture involved makes it another landmark project to our company.

The design team has been very responsive and committed to the project, and have made our jobs significantly easier. The commitment and efficiency of the design team has also helped our outstanding team of subcontractors operate and build at an amazing level. Mike Smith, Superintendent, has provided the seasoned leadership that allows our subcontractors operate at high level on a site that constricted, to say the least. Of course, all of this couldn’t be happening without the leadership of our Senior Project Manager Mr. Sherman, aka the Sherminator.

Looking forward to building a stronger relationship and future projects with all involved in this great project.

Culture Section: Paintball Day for Watkins Landmark

A great time was had at our paintball team building event. Despite the welts and bruises, everybody was wearing a smile by the end of our day. Above are the before and after pictures. Below are some good pictures of Watkins Landmark team members enjoying the day.
