Watkins Landmark’s November 2021 Newsletter

For most of the existence of Watkins Landmark, I have always said that “If a project does not start by Thanksgiving, then it won’t start until January of the following year. At the earliest!” I am very proud to say that 2021 has proven me wrong. After Thanksgiving of this year and before Christmas, we will break ground on Arena Califino, Pomona Ranch Apartments Building / Infrastructure, Los Angeles Angels of Anaheim Stadium (The Big A) Structural Retrofit and the United Methodist Church of Vista. On top of all these project starts, earlier this November, we broke ground on the Spring Street Apartment Complex in La Mesa. These projects will result in Watkins Landmark going into 2022 with a full head of steam.
Our first article in this newsletter is written by me about our Topping Out Party on our Bonita Glen Apartment Complex project for Silvergate Development. Watkins Landmark held a Topping Out Party on site for our construction team as well as our client. During the Topping Out Party, Watkins Landmark provides lunch to the workers who have diligently worked on accomplishing this significant milestone. It also gives the WLC office personnel a chance to visit the site and see the work our company puts into place.
Our second article is written by Michael Smith, Superintendent, on the beginning of the Spring Street Apartment Complex project in La Mesa. The project broke ground earlier this month. Since then, we have already obtained our certified pad as you can see in the adjacent picture. We are currently scheduled to start pouring the foundations before the end of November. Great job by our project team on getting this project out of the ground very quickly.
In our Company Culture section, we will show some of the highlights from our Missy Manning Retirement Happy Hour held earlier this month at our office in Carlsbad. Missy Manning has been a mainstay in our Indian Wells office for most of the past decade. She has been one of our project accountants as well as the office manager in our Inland Empire office. To say Missy is well liked at Watkins Landmark would be one of the bigger understatements ever printed in this newsletter. While we wish Missy all the best in this next phase of her life, it would be remiss of me not to say “You will be greatly missed Missy!”

Topping Out Party @ Bonita Glen
Topping Out Party @ Bonita Glen

Bonita Glen Apartment Complex project has been our biggest project of 2021. Last week Watkins Landmark celebrated our Topping Out Party on site. For those of you who are not familiar with the Topping Out Party terminology, it is a celebration on site when the structural scope of the project is complete. It is a major milestone and a great time to reward our subcontractors with a free taco lunch.
It is also a great chance to promote the progress we have made on the Bonita Glen project. Our client Silvergate Development was in attendance and very impressed. We also take a Topping Our Party as an opportunity to bring our office personal on site. The adjacent picture is our Senior Superintendent Oscar Iniguez giving a tour of the site to our office personnel, friends and clients. Besides Oscar, our project team consists of Geoff Sherman, Project Manager; Belen Tillett, Assistant Project Manager & Jesse Nelson, Assistant Superintendent Manager. Great job Bonita Team. You guys did an outstanding job showing off our biggest site!
Spring Street Apartment Complex Project Broke Ground Earlier this Month

Watkins Landmark is building the Rising Sun Apartment Complex Project in La Mesa. It’s known as the Spring Street project & is located at 4210 Spring Street. This project consist of 48 apartment units, post tension podium platform, 4 stories high wood framed building designed by the Brown Studio Inc. Eric Rosendahl is the Architect.
The Watkins Landmark Team are Project Manager Geoff Sherman, Assistant Project Manager Belen Tillett, Assistant Project Manager Marco Pena and Jerry Carter. We are 1 month into this job with the site demolition, our 5′ over excavation, surveying of the building corners & gridlines are all completed. Our building pad has been certified & we will start digging building footings & underground work Monday the 29th of November. We will get started on the Bioretention work that will filter all the site run off water before it goes into the storm drain system. It took a little bit of convincing but we talked the City to let us set our construction Trailer on the easement just behind our site. Our site is so small we didn’t have the extra room for a jobsite trailer. We have temporary power to be set up December 1st so we will be ready to go vertical on building this project ASAP. I’m really looking forward to doing this project for Watkins Landmark.
Culture Section: Missy Manning’s Retirement Happy Hour

Watkins Landmark held a retirement happy hour for one of our longest term employees Missy Manning. While it is definitely bittersweet to say goodbye to Missy, we definitely had a great time wishing her well as she transitions into retirement. Dennis Dizon and Director of Business Development put together the picture frame she is holding above from her times at Watkins Landmark. Below are other pictures of a good time had by all.
